Seller’s Pre-Listing Inspection
A Pre-Listing Inspection is highly recommended for anyone preparing to sell a home. By having your home professionally inspected before it goes on the market, you can attain a better understanding of the property’s condition and make any necessary repairs before your home is shown. This way, when a prospective buyer schedules their own inspection, there should be no surprises listed on the report—lowering the chances of a reduced offer or stalled negotiations.
Four Point Insurance Inspection
If you’re planning to invest in an older home, your insurer may require you to schedule a Four Point Inspection before they’ll consider providing coverage. During the inspection, the condition of four specific areas of a home will be assessed: the HVAC, electrical, plumbing, and roofing systems. Pool & Spa Inspection
Pools are an excellent place to take respite from the summer heat and are a common feature of homes throughout the state of Florida. If you’re considering the purchase of a home that includes a pool or spa, it’s a good idea to have it evaluated in addition to your general home inspection. When I inspect your pool or spa, I’ll evaluate the pumps, motors, and other mechanical equipment to make sure that everything is in working order. I’ll also take a look at any diving boards, ladders, and steps to ensure that there are no safety concerns that necessitate repairs or improvements.
New Construction Inspection
When construction is nearing completion or has come to a close on your new home, I recommend that you hire the services of a professional inspector. When I perform a New Construction Inspection, I’ll examine the structural components and installed systems of the home to ensure that everything is safe, sound, and functioning as intended. If any issues are discovered, you’ll be able to address them with the contractors before the move-in date.
